The Generational Handoff

Millennials (38%) and Gen X (34%) now make up 72% of small landlords, while Boomers are just 18% of landlords despite being 38% of US adults. Millennials are 1.7x overrepresented relative to the general population — the landlord base is getting younger.

The Power of Small

90% of small landlords own 1–5 properties (19% own one, 46% own 2–3, and 35% own 4–10). This mirrors the Census AHS 2023 benchmark that 89.6% of US single-family rentals are held by owners with 1–5 properties.

Why They Own

Wealth building (42%) is the dominant motivation, followed by supplemental income (28%) and family or legacy (25%). 95% chose to invest intentionally; only 5% self-identify as “accidental” — a circumstance, not a strategy.

Four Paths Through the Market

Landlords split into four trajectory segments by 12-month buy/sell intent: Expanders (32%, buying not selling), Holders (36%, steady), Repositioners (20%, buying and selling), and Exiters (12%, selling not buying). Net buy intent is +21pp — 53% plan to buy versus 32% to sell.

Home Court Advantage

75% of landlords live in the same metro as most of their rentals; 25% own remotely. Midwest owners are about 1.5x more likely to own out-of-state than Northeast owners. Remote owners can't self-manage, which makes them the highest-value PM prospects.

Who Owns What

63% of small landlords are male and 60% are parents. Male landlords are 11 percentage points more likely to use professional management than female landlords (66% vs. 55%).
