Key Findings
Software adoption splits sharply by generation: 81% of Millennials and 65% of Gen X use PM software, versus 25% of Boomers — the widest gap in the dataset. Sentiment splits too: software NPS runs +48 for Millennials but −1 for Boomers.
Average comfort with a PM using AI across eight tasks is 74%. Comfort is highest for answering leasing questions (80%), setting rent prices (78%), and triaging maintenance (78%), and lowest for calling owners by phone (63%). Approving tenants is a hidden friction point — 71% comfortable overall, but 14% very uncomfortable.
Landlords who already use a PM are about 30 percentage points more comfortable with AI on every one of the eight tasks (roughly 85% vs. 55% for non-users). Delegation comfort is a learned behavior, not a matter of age.
54% of landlords have already used AI tools to find or evaluate a property manager, and 75% plan to use them (or use them again). Your next client may ask ChatGPT about you before they call — AI-discoverable reputation now matters.
All six common tenant-fee types clear majority acceptance (76–83%): late fees and lease-signing admin fees lead at 83%, down to the tenant benefit package at 76%. Landlords are also comfortable requiring tenants to purchase renter's insurance (91%) and tenant liability coverage (92%).
Comfort with non-US team members handling financial and tenant data is not a gradient — it's Boomers versus everyone else. 68% of Boomers reject offshore staffing outright, compared with 11% of Gen X, 8% of Millennials, and under 1% of Gen Z.
